Our property investment service is available for all property enthusiasts looking to make their first foray into property investment, through to portfolio landlords looking to add good quality properties to their growing portfolios. We get such a buzz helping investors secure great properties as it’s a chance to pull together all of our experience and contacts. It’s definitely one of the most fun and exciting parts of working in the property world.

We will have a strategy session with you where we determine your goals and what you want to achieve. Based on each investor’s individual circumstances we provide a recommended investment strategy, focusing our searches on some key areas of Cape Town. We then source and recommend appropriate property investment options to be considered for purchase, once the offer is accepted, we then liaise closely with all other parties in the run up to the property transfer. From there it’s over to our letting and property management team (often via our maintenance team who get the property up to rental standard).

We offer investors a clear Fixed Price investment sourcing service where our team source fantastic investment properties. We charge an investment sourcing fee of R10,000 (currently no VAT but this may change) for each property we source, payable upfront.

We can work out the potential yield from each property, but always remember that cash flow is king!

Search:

Pre-Purchase:

  • • Arrange any surveys required as part of offer
  • • Pass to attorneys to process legal work
  • • Prepare any refurbishment and furnishing quotes
  • • Arrange landlord’s buildings insurance

Prepare:

  • • Key collection, initial inspection and reporting of defects
  • • Project management of refurbishments (10%+VAT project management charge)
  • • Arrange compliance certificates and installations
  • • Smooth transition to our letting team to secure tenant
